What does a building project manager cost?

An honest guide for homeowners in North Wales, Chester and the Wirral, including what I charge and why.

Four different things get called “project management”

Most confusion about fees comes from comparing different services as if they were the same. The bar shows how much of the build each one takes on.

All fees are fixed and agreed in writing before work starts. Prices exclude VAT where applicable.

Why I don't charge a percentage

If my fee rose with your build cost, I'd have a quiet reason not to push back on extras. A fixed fee removes that, and you know the cost of advice before you commit.

When you don't need me

A like-for-like kitchen or bathroom refit with a trusted fitter rarely needs a project manager. If you're organised, available during the day and the job involves few trades, you can run it yourself. I'd rather tell you that on a free call than sell you something you don't need.

Questions

How much does a project manager cost for a house extension in the UK?

It depends on the model. National guides quote 15 to 20 percent of the build cost where the project manager organises the trades in place of a main contractor, and roughly 10 to 15 percent for full management. Independent checking services cost far less because the adviser isn't running the build.

Is a percentage fee or a fixed fee better?

A fixed fee is cleaner for the client. A percentage fee grows as your costs grow, which is the opposite of what you're paying an adviser to achieve.

Is a project manager worth it on a small job?

Often not for full management. On a single room with few trades, a quote review or one or two inspections usually gives most of the protection.
