Self Build Wales: independent support through the build
The scheme gets you a plot and the finance. It doesn't give you someone checking the work before each payment leaves the account. That's the part I do.
How the scheme works
Self Build Wales is funded by the Welsh Government and run by the Development Bank of Wales. You put down a 25 per cent deposit on the plot, and a self-build development loan covers the remaining 75 per cent of the plot cost plus the full cost of building the home, including professional fees where they apply. There are no repayments until the house is finished and mortgaged, and the maximum loan term is two years.
Plots come with planning permission already in place, and applicants who already own or have identified land can apply too.

Where the risk actually sits
The scheme solves land and money, which are the two problems most self-builders talk about. The one it leaves with you is delivery. Loan payments are released to your appointed builder in pre-agreed stages, after the progress of the build has been evaluated. Two years is not a generous programme for a one-off house, and the clock does not stop if the builder does.
So the questions that decide whether your build lands well are the ordinary ones: is the builder's price complete, is the contract sound, is the work actually finished before each stage is signed off, and are the defects fixed before the final payment goes.
What I do on a Self Build Wales project
- Sense-check the build budget against the approved design before you commit.
- Run a proper tender so builders price the same scope, and compare what comes back.
- Set up a written contract with defined stages, retention and a realistic programme.
- Inspect each stage and give you a written recommendation before the release is requested.
- Set up the dutyholder appointments the Welsh Building Regulations now require.
- Run snagging at the end, so retention is only released once the list is cleared.

Questions
Can my project manager's fee be covered by the Self Build Wales loan?
The scheme's own guidance says the development loan covers the full cost of building the property, including professional fees where applicable. Confirm the position for your specific plot with the Self Build Wales team before you rely on it.
Do I still need a builder?
Yes. The scheme releases money to an appointed builder in pre-agreed stages. My role is to help you choose that builder, agree a proper contract, and verify each stage before money moves.
How does the staged release work with your inspections?
The loan is paid to your builder in stages after the build's progress has been evaluated. That maps almost exactly onto stage payment inspections, so the two fit together neatly.
Can you help if I already own land?
Yes. The scheme allows applications from people who already have land or have identified a plot, as well as those taking a serviced plot from a local authority.
