Full project management

For larger projects, I act as your representative from tender to the final snag, so you're never alone with the builder.

What it covers

Everything in the pre-construction package, then regular site visits through the build, a written check before every payment, management of variations and their cost, progress reporting, snagging, and collection of certificates and warranties at handover.

    Depths, widths and concrete checked against the engineer's design.

How the fee works

I estimate the time your project will need, then agree one fixed fee, usually paid monthly across the build. It doesn't rise if your build costs more. If the scope changes significantly, we agree any adjustment in writing first.

When it makes sense

Typically for projects of around £150,000 and above, or where you can't be available during the working day. On smaller jobs, a pre-construction package plus stage inspections often gives most of the protection for much less.

Questions

Will you manage the trades directly?

No. You contract a builder, and I represent you in dealing with them. That keeps my advice independent and keeps responsibility for the building work where it belongs.

How often will you be on site?

Agreed per project, usually weekly at the busy stages and at every payment point.
